Business Broker Enquiry Levels Increase Despite Impact of Rising Interest Rates

Morgan Business Sales, one of the biggest business brokerage firms in Australia, in an exclusive interview with Eleven Media confirmed that despite the impact of rising interest rates increasing at record levels it is yet to impact the SMB acquisition market.

Morgan Business Sales are Australia’s leading Specialist Business Brokers. For the past 25 years, they have successfully sold hundreds of large and small businesses. The sharp

Dru Morgan, the Director of Morgan Business Sales said this when interviewed by Eleven media, “The strong buyer interest we are experiencing we believe has a lot to do with increased savings purchasers have accumulated during the pandemic period and the increase in popularity in more creative financing options like vendor finance.”

Eleven Media’s research showed that one of the biggest hurdles in business acquisitions is financing. Historically it has been unusual for an individual or a company to have the level of funds required to buy a quality operation. Like any market where there is this shortfall, they then turn to banks to make up the difference. However, when interest rates rise like they have been, it reduces borrowing capacity. Data shows that when this has happened in the past, it has been clear to see buyer enquiries taper off with the hikes. But something is different this time as demand is still increasing.

Dru Morgan said, “People and companies who bunkered down during the pandemic have capital ready to invest. No financing required, so, no impact from rising interest rates. There are now deals being done using vendor finance. This is common in the US market but has only recently started to increase in popularity in Australia. Buyers making a repayment agreement directly with the previous owner are protecting themselves from interest rate rise risk.” He remained bullish that the buyer enquiry levels would remain strong because of these two factors.

In the current economy, media confirm that the majority of investment avenues are performing poorly. But the potential returns from buying a quality business remain strong.

Champagne was an important element of family celebrations while Sally Hillman was growing up, so her enthusiasm for this intriguing and diverse French wine was embedded from an early age. This early appreciation and love of champagne – especially grower champagne – became a life-long passion and led Sally on a mission to share the irresistible magic and sophistication of these artisanal champagnes with others. Combine this early indoctrination with the fact that Sally shares her birthday with Saint Vincent, the patron saint of winegrowers, whose feast day is taken very seriously in Champagne, and it is easy to see that champagne was always going to feature in Sally’s destiny.

Grower champagnes are France’s best-kept secret. They are produced by the grape growers themselves (also called grower-producers), from grapes that are their own. Houses are family-owned and operated, and vine holdings are modest, passed down from generation to generation. Their aim is to craft champagnes from sustainable farming practices and natural, low-intervention processes with minimal added sugar so that each cuvéeevokes a strong sense of place (‘terroir’).

This is in contrast to the Grandes Marques (the ‘Great Brands’ of Champagne), who produce champagnes blended from multiple vintages and as many as 50 plots, with higher levels of sugar, to create a consistent champagne style and flavour each year. Though production is limited and on a much smaller scale than the Grandes Marques, grower champagnes represent the best value when it comes to providing an authentic, enlightening and profoundly enjoyable champagne experience.

The Sally Hillman company celebrates grower champagne with memorable and bespoke food and wine matching experiences for corporate clients and private guests, as well as offering special occasion and corporate gifting services all year round.

In her online store, ‘Le Shop,’ Sally offers over 28+ Houses and 115+ cuvées available for purchase and direct shipping nationwide. Be tempted by a range of luxurious and specialised accessories, including handmade French glassware by Lehmann Glass, Sally Hillman’s signature Champagne cartography, and much more.

Sally is not only the founder of her company, but also a renowned champagne educator and presenter. Her deep understanding of grower-producer champagne and her passion for it were recognized in 2018 when she was selected as a finalist in the prestigious Vin de Champagne Awards, organised by the Australian Bureau du Champagne. After a COVID-induced hiatus, Sally will be hosting an intimate multi-day tour of Champagne in 2023, offering unique insight into a handpicked selection of world-class Estates and prestigious grower-producers.

With Sally as your guide, you’ll learn why champagne is a wine for all seasons and become an advocate for celebrating champagne at every opportunity. Whether it’s through a bespoke wine and food matching experience, a corporate or special occasion gifting service, or simply browsing her online store for the perfect bottle, Sally Hillman is dedicated to making your champagne experience truly unforgettable.

Professional Steam Cleaning Expert Encourages Semi-annual Cleaning of Mattresses

Deluxe Carpet Cleaning Sydney in an exclusive interview with Eleven Media strongly recommended Sydney residents and accommodation providers to not only get their carpets cleaned twice a year but also their mattresses.

Providing services to Sydney residents since 2004, Deluxe Carpet Cleaning Sydney is committed to bringing only the best in carpet and household hygiene. Offering an array of cleaning services including steam & dry cleaning of carpets, mats, upholstery and leather cleaning to their valued residential and commercial customers.

Mr Sam El-Ali, owner of Deluxe Carpet Cleaning Sydney said this when interviewed by Eleven Media, “Professional cleaning is an added measure in ensuring a safe and hygienic environment for your loved ones. One household item often overlooked is our mattresses, considering the amount of time spent on them. Mattress Health & Hygiene is a serious matter given the prolific presence of dead skin cells, bacteria, body oil, dirt, dust, stains from bedtime accidents, allergens, dust mites & perspiration.”

Deluxe Carpet Cleaning Sydney specialise in deep cleaning services with their eco-friendly, safe anti-bacterial sanitiser & disinfectant solution.

Eleven Media doing its own research found that even if you meticulously vacuum your carpet and mattress regularly, you still need to have them cleaned by a professional at least once a year, preferably twice, to keep them healthy.

Dirty carpets can affect occupant’s health and wellbeing. Carpets that are dirty harbour harmful bacteria and allergens that can exacerbate health problems for office and home occupants such as allergies, skin problems and asthma. If you suffer from existing health and skin problems, a dirty carpet in your home or workplace could make it worse.

Your home should not have an unpleasant or musty odour. This smell is probably coming from your carpet. If you have pets at home and they had an accident or are ill, the animal spills can create an unpleasant odour. Mould can also cause carpet to develop an unpleasant smell and cause serious health problems. Breathing in mould into your lungs can result in all types of respiratory conditions.

Mr Sam El-Ali said, “Business and homeowners can rent equipment to steam or dry clean the carpet and mattresses but a professional cleaning company like ours will deliver far superior results. We do not use harmful chemicals and have a 100% focus on delivering a healthy result for costumers and their employees and family”

Synbiotics Supporting Liver Function – New Discovery & Patent

Health Food Symmetry Ltd is delighted to announce filing of a provisional patent application to protect Kfibre-based synbiotic treatment for Non-alcoholic Fatty Liver Disease (NAFLD).

Health Food Symmetry Ltd is an Australian based provider of high-level science supported nutraceuticals with its world first sugar reduced, Virgin Sugarcane Prebiotics – Kfibre.

Dr Tanvi Shinde (PhD), Senior Scientific Officer at HFS commented on the excellent NAFLD case study results:

“We are very excited about the extraordinary results of the case study trial by Nutritionist Marissa Pilla reporting exciting results of Kfibre-based synbiotic in NAFLD patients.

A Kfibre-based synbiotic treatment demonstrated significant reductions of elevated NAFLD biomarkers, down to normalised range in all patients (specifically GGT Liver enzyme levels). Given there are currently no FDA approved drugs to treat NAFLD, these results represent profound value. The microbiome-modulating Kfibre-based synbiotic may prove to be a promising path forward towards dietary management of metabolic conditions”

The patent relates to NAFLD, a condition in which excess fat builds up in your liver. The prevalence of NAFLD is 80-90% in obese adults, 30-50% in patients with diabetes and up to 90% in patients with hyperlipidaemia. NAFLD is a multi-system liver disease and increases the risk of type 2 diabetes, cardiovascular disease and chronic kidney diseases. “Western Dietary Pattern” is closely associated with increasing risk of NAFLD.

Gordon Edwards, the CEO of HFS, also commented on the new research & Intellectual Property submission.

“This patent submission represents a great addition to Health Food Symmetry’s Intellectual Property holdings and another proud achievement for our researchers and our clinician network. This discovery provides a window into a future where Kfibre-synbiotics may have a genuine impact on human health conditions such as – obesity, Type II diabetes, and liver disease. We look forward to converting this research and IP into ingredients for licensing and expansion of Health Food Symmetry’s own Kfibre Pro range of gut health products.

NOURISHME ORGANICS PROMOTES FERMENTED FOODS & GUT HEALTH

Nourishme Organics in an exclusive interview with Eleven Media confirmed their commitment to promoting fermented foods and Gut health via their informative blog articles on these matters and the array of products they offer via their website for better gut health.

Melbourne, Australia – January 4, 2022 /2006 Media / —

Nourishme organics did a recent blog article on gut health and how ‘Gut reactions’ are very real and can be linked to a vital connection between the gastronomical tract and the brain. Read more about this here: https://www.nourishmeorganics.com.au/blogs/nmo-gut-health-journal/gut-health-and-mental-health

Kriben Govender, Founder of Nourishme Organics said, “The gut is made up of trillions of bacteria that allow for the proper functioning and balance of the gastrointestinal tract. A healthy gut also influences our mental health and wellbeing. If you’ve ever felt butterflies in your belly or felt weirdly sick to your stomach after experiencing something traumatic or confronting – then you’ve already felt the connection between your gut and your brain – known as the gut brain axis.”

Think of the gut as an orchestra working together to ensure that all the food you eat is processed efficiently and effectively. The gut facilitates this process by breaking down foods and turning them into nutrients which are then delivered into the bloodstream. It is well documented that a healthy gut also keeps the immune system intact and helps the body fight off diseases, viruses, and unwelcome bacteria.

The link between the gut and the brain is established via several hormones, neurotransmitters, and via the immune system. The gut microbiome is also linked to the body’s central nervous system.

An unhealthy gut has been linked to several mental health issues including anxiety and depression. But this isn’t just a one-way cause and effect situation. Feeling anxious or depressed can also negatively affect the gut, while an unhealthy gut can also impact one’s mood, mental health more generally.

It’s no surprise that both gut health and mental health play an important role in the overall function of our bodies. From thoughts, all the way down to basic bodily functions – one is always affecting the other.

Irritable bowel syndrome or IBS is thought to affect 1 in 5 Australians at some point in their lives. Symptoms can range from constipation, irregular or alternating diarrhea, stomach pain, and naturally accompanied by heightened stress and even anxiety.

While the exact causes of IBS remain unknown – research is increasingly finding links between IBS and mental vulnerability, anxiety, and depression. This study found that IBS and its symptoms were significantly associated with common mental disorders.

The gut is highly responsive to changes in diet, stress, and other external factors – like antibiotics. These changes or fluctuations lead to what is known as a dysbiotic state – where the microbiome is unable to function normally and can result in leaky gut syndrome. Just as one’s mood can be influenced by symptoms of an unhealthy gut, stress can also be a factor that results in leaky gut syndrome or even IBS.

“Probiotics are an important part of any gut health toolkit. By including probiotic-rich foods in your diet you can re-populate your microbiota with all the right (good) bacteria that is missing. Some probiotic foods to help stimulate good bacteria in your gut microbiome: High quality yoghurt, sauerkraut, kimchi, kombucha, kefir and kvass” said Kriben Govender.
